It
can be fun to feel like you are getting something for nothing, even if
in reality you are not. The homes in bundled golf communities in Naples
Florida can make it seem as though you are doing just that, with a golf
membership to the club coming with home ownership.
Due to the magnitude of the number of such developments in Collier
County, the discussion here will concentrate on Southeast Naples (a
previous posting covered the North Naples area). It should be
remembered that while there is no actual “initiation fee” that is being
charged, there will be a “transfer fee” to cover the cost of “paper
work” for maintaining records, printing of materials, etc. As with any
club there will be dues which will need to be paid, mostly on an annual
basis, as well as homeowners association fees for the community.
At
present, there are 122 properties in bundled golf communities in Naples
Florida that are for sale in the southeastern portion of the county.

Glades Country Club
Probably the most unusual of these communities is Glades, as it is the only one with 2 separate golf courses. The Pines course has a bit over 5,400 yards at the longest, with a par of 70, a course rating of 67.3 and a 119 slope. The other is an 18 hole executive layout with a par of 55
named Palmetto. Riding or walking either course is allowed at all
times. Both of the courses were designed by Robert Cupp, who is also
responsible for the courses at the La Playa Beach & Golf Resort, and
the Estuary at Grey Oaks.
The
Glades Golf & Country Club prides itself on having one of the
finest professional staffs in the area, especially in the field of club
repair. They can also design and build a complete custom set of clubs
to best match and improve your game. The services of their Golf
Learning Center include a “computerized swing analysis, lie/loft
analysis, putter fitting” plus a new launch monitor system. You do not
have to be a member of the club to avail yourself of these services, and
any golfer is encouraged to stop by and take advantage of their
expertise.
Situated
between Tamiami Trail East (US 41) and Davis Boulevard, Glades Golf
& Country Club is roughly 3 miles from the shops and restaurants of
5th Avenue South, and 4 miles from the beaches of the Gulf of Mexico.
The club’s “19th Hole” grill room, which provides views of the
courses, serves lunches daily and dinner a couple of nights each week.
The community also has 9 separate swimming pools, 9 tennis courts 4 of which are clay, as well as one of the “largest and most active bocce leagues” in the area.
Prices for condos and villas in Glades Country Club range from $100,000 to $350,000.
Royal Wood Country Club
A
little to the east of Glades Golf & Country Club is the community
of Royal Wood and the Royal Wood Country Club. The design of the club’s
course is the work of Dr. Michael Hurdzan, the artist who designed 2 of
the most challenging and exclusive layouts in the area, Calusa Pines
and Naples National Golf Club. The Royal Wood course, which opened in
1989, encompasses nearly 170 acres, of which 34 acres are lakes, and
stretches to over 6,000 yards with a 70 par with 4 sets of tees. They offer 2 separate practice areas, and walking the course is permitted after 4:00 P.M.
The
Royal Wood development consists of 6 individual neighborhoods of
condominiums, with most units having a view of the golf course, plus
nearly 150 single family homes. additional community amenities include 7 heated swimming pools and spas, 14 tennis courts (2 of which are lit and available for night play) and 5 bocce courts.
The
2 homes for sale in Royal Wood are both condos, and are typical units
for the community with around 1,100 to 1,200 square feet and list prices
in the mid $100,000’s. Asking and selling prices for single family
residences run between $250,000 and $300,000, with most having 3
bedrooms, 2 baths and around 1,500 to 1,800 square feet under air.
Naples Heritage
Heading
north and then a little east of Royal Wood is Naples Heritage, a 550
acre development which is located on the south side of Davis Boulevard.
The golf course of the Naples Heritage Golf & Country Club is the
design of Gordon Lewis, whose other area layouts include The Strand, Glen Eagle and Cypress Woods. This course measures over 6,600 yards, with a par of 72, course rating of 71.6 and slope of 127. It opened for play in 1997 and was completely renovated 8 years later. There are now 7 sets of tees,
and the greens are “Champions” grass, one of the new “microturf”
varieties of Bermuda grass. This turf is supposed to have less grain,
therefore making for a smoother putting surface and a truer line.
Walking is permitted after 4:00 P.M., while golfers are not allowed to
use their own golf carts at any time.
The
15,000 square foot clubhouse of the Naples Heritage Golf & Country
Club was remodeled in 2007. Dining options at the club include the main
dining room, grill room and an outdoor patio, all of which overlook
either the 9th or 18th hole of the course. The club also offers a state-of-the-art fitness center, community pool, tennis courts and bocce courts.
Condominiums
represent 13 of the 18 homes for sale in Naples Heritage, with two
distinct sizes. The units with around 1,200 square feet of living area
are listed in the mid to upper $100,000’s, while those that tend to be
200 square feet larger are in the low to mid $200,000’s. There are 3
villas on the market. with the lowest list price being around $375,000
for over 1,700 square feet, while the highest price is roughly $65,000
more for about an additional 500 square feet. The asking price for each
of the two single family homes for sale is just under $700,000.
Cedar Hammock
Go
a little further northeast on Davis Boulevard and you will find Cedar
Hammock, a community that has dedicated more than half its total acreage
to lakes, preserves and wetlands. The partnership of Gordon Lewis and
Jed Azinger designed this par 72 course with close to
6,700 yards from the “Black” tees (although it can be reduced to around
4,200 yards from the “Green” tees). This “environmentally friendly”
layout has nine sets of tees, with water coming into
play on all 18 holes. One of the top priorities of the professionally
staffed pro shop is improving the play of their members by offering
private, group or customized lessons, as well as holding regularly
scheduled clinics for both men and women.
Other extras of Cedar Hammock include 4 well maintained, lighted Har-Tru tennis courts, 4 heated community pools, aerobics room and a well equipped fitness facility.
They hold year round “complimentary” fitness classes with a
professional instructor, and “seasonal” yoga and “water aerobics”
classes.
The
5 condos for sale in Cedar Hammock range in size from 1,200 to 1,400
square feet and in price from around $170,000 to just over $260,000.
The 2 attached villas on the market each has close to 1,900 square feet
of living area, plus a pool, spa and 2 car garage. They are priced in
the $400,000 range. The asking price of the one single family home on
the market is a bit under $800,000, for a 4 bed, 3 bath, pool home with
almost 3,000 square feet.
Cedar
Hammock has a second entrance which is off Collier Boulevard (Hwy.
951), and directly across the road from there is the community of Forest
Glen. This gated development of roughly 630 acres which was “virtually
carved out of pine forest and hunting preserve,” has nearly 800
residences including condos, villas, single family and estate homes, all
living in harmony with nature.
Forest Glen Golf and Country Club
The
Forest Glen Golf & Country Club serves as the focal point of the
community. The club’s golf course was originally designed by Gordon
Lewis, with a complete reshaping done by the team of Arthur Hills and
Steve Forrest in 2008. This par 72 layout of more than
6,800 yards consists entirely of Sea Isle Supreme Paspalum Grass from
tee through green. This grass, which has a unique dark green color that
is “pleasing to the eye”, was chosen because of its limited need for
water or pesticides. It is also quite dense, making the golf ball sit
up higher for crisper shots and truer roll. Other features of the
Hills/Forrest redesign include wider, fairer fairways, elimination or
reduction of the more severe penalties, more “playability” around the
greens, and changes to the “size and character” of the greens. One item
of note, the Golf Channel sponsored online booking program,
GolfNow, ranked Forest Glen as the #1 course in the country in 2013,
with reviews that averaged 4.95 stars (out of a possible 5.00).
Forest
Glen also prides itself for having the reputation as having one of the
finest restaurants in the area, going from “simple tastes to a
continental gourmet experience”. There are 4 lighted tennis courts, each having windscreens, swimming pools, fitness center
and a paved biking/jogging/walking path through the development.
Classes for yoga, water aerobics, body sculpting and pilates are
offered on a scheduled basis.
Presently
there are 14 condos for sale in Forest Glen, with 12 of them in the
1,300 to 1,400 square foot range, and list prices around $200,000.
There are 2 larger units with roughly 2,000 square feet that are priced
in the mid $300,000’s. The lone single family residence on the market
does not have a pool, but does have almost 1,900 square feet of living
space with 2 bedrooms and den with an asking price of $385,000.
Naples Lakes Country Club
Further
south on Collier Boulevard is the Naples Lakes Country Club, a
community of nearly 500 acres that was established 16 years ago. The
centerpiece of the development is the Arnold Palmer designed 18 hole
golf course which is the only one in the area that has been recognized
as an “Arnold Palmer Signature Golf Course.” This par 72
layout which can measure up to 6,800 yards features narrow fairways and
strategic bunkering. The six sets of tees can make the course
challenging, yet fun for the novice or the seasoned pro. An additional
accolade earned by the course is that Audubon International has
designated it a “Certified Audubon Cooperative Sanctuary.”
The
clubhouse at Naples Lakes Country Club was completed in 2001 and then
was re-opened 12 years later after an extensive remodeling and
expansion. The 700+ members can pick from dining choices which include
the main dining room, Grille Room and 2 private dining rooms. A fitness facility with “top-of-the-line Cybex exercise and strength-building equipment”, a business center with internet access, bike/jog path, 5 Har-Tru clay tennis courts
with 2 teaching professionals and a Junior Olympic size pool are a few
of the extras available at the club. As a reference point, Naples Lakes
Country Club is approximately 10 miles from the beaches of the Gulf of
Mexico.
The
ten condos on the market today in Naples Lakes Country Club, which are
part of the bundled golf communities in Naples Florida, range in size
from 1,400 square feet up to almost 2,200 square feet, each having 2
baths. Prices for these units start in the upper $100,000’s, and go all
the way up to just over $300,000. The 4 single family homes for sale
in the development are all single story and have at least 4 bedrooms and
3 baths plus a swimming pool and attached garage. Asking prices for
these residences run between $800,000 and $850,000.
Glen Eagle
Glen Eagle is on Davis Blvd. within just a few minutes to 5th Avenue and the Naples beaches.
This large development is unique in that not all of the properties are
required to have the bundled golf membership. This membership is either
deeded when you purchase a particular property or not. A very
interesting option for those who wish to live in the beauty of a golf
course community, take part in all of the social activities but without
the golf.
The
course at the Glen Eagle Golf and Country Club, which was opened in
1991 is another design of Gordon Lewis. This player friendly layout can
measure close to 5,600 yards at its longest, with a par of 70, rating
of 66.9 and a slope of 115.
There
are currently 17 properties available in Glen Eagle with 9 having full
bundled golf membership and 8 having a social membership. Those with a
social membership may golf from May through October unlimited and after
October 1 for a limited number of times with a member.
Prices
range from $149,900 for a 1,330 sq. ft. 2 bedroom 2 bath condo to
$425,000 for a 1,809 sq. ft. single family 3 bedroom 2 bath home.
Treviso Bay
Treviso
Bay is the newest of the bundled golf communities (approximately 3
years old) on the south side of Naples. Located on US 41 half way
between 5th Avenue and Collier Blvd. (the road to Marco Island).
The
development is the home of the TPC Treviso Bay golf course, one of the
TPC Network of clubs, sponsored by the PGA of America. This par 72
layout stretches out to nearly 7,400 yards, with a 155 slope and a 76.2
rating. It was designed by Arthur Hills, with input from PGA
Professional Hal Sutton.
There
are currently 23 properties on the market in Treviso Bay ranging in
price from a 2 bedroom 2 bath condo with just under 1,200 sq. ft. for
$239,900 all the way up to a 5 bedroom plus a den, 6.5 bath estate home
that is listed for $2.250.
Countryside
Countryside
is located right down the street from Glen Eagle on Davis Blvd. There
are currently 12 properties on the market ranging in price from $112,000
for a 2 bedroom 2 bath condo with over 1,000 sq. ft. of living space to
a 1,821 sq. ft. golf course home with 2 bedrooms plus a den and 2 baths
that is listed for $399,900.
The same architect that was responsible for TPC Treviso Bay, Arthur Hills, is the one who created this much shorter layout. This par 70 course is roughly 5,500 yards long, with well established scenery.
